The real estate market is picking up in the areas surrounding Ho Chi Minh City as inner-city options become limited and the infrastructure of these provinces is improving. In which, the neighboring province of Binh Duong just outside Ho Chi Minh City is receiving the most interest from real estate developers and investors.

With a strategic location linking Ho Chi Minh City and Eastern provinces, Binh Duong is one of the most sought-after destinations for property investors. According to real estate experts, this suburban province has a larger land fund with lower expenses for clearance and compensation, while the improvement of infrastructure is encouraging investors to come here.

A range of property projects have been set up in Binh Duong in years 2018 – 2020 to connect with Ho Chi Minh City through Highway 13 (Binh Duong boulevard). Most of them are developed and distributed by property developers and real estate agency from HCMC

Summary

Currently, most typical projects in Bình Dương are concentrated in Thuận An and Dĩ An (60%)! Also, most of them are apartment project and developed by property investors from HCMC (Phát Đạt, Tecco, Phú Đông, etc).

The reason Thuận An and Dĩ An attract many projects is because they officially became cities under Bình Dương province starting on February 1, 2020, especially, they are located adjacent to HCMC.

In Bến Cát and Bình Dương New City, due to the land fund is still large, the foreign property developer has co-operated with Becamex to develop into urban area or big complex project like Ecolakes, Tokyu Bình Dương Garden City (Midori Park, Sora Graden, etc), Oasis City, …

Meanwhile, in farer districts like Tân Uyên, Bắc Tân Uyên, Phú Giáo, Dầu Tiếng, … most local property investors focus on developing land lot project, not apartment or  shophouse.
